900 New Homes Approved in Round Rock Expansion
What this 230-acre project means for buyers, sellers, and the future of Central Texas growth.
Big News from Round Rock
Round Rock is once again making headlines—this time with a bold new expansion that could shape the area’s future for the next decade. On June 12, the Round Rock City Council unanimously approved the annexation of 230 acres at the intersection of Westinghouse Road and County Road 110, as well as the creation of a Municipal Utility District (MUD) on that land.
The result? Nearly 1,000 new homes are officially in the pipeline, along with major infrastructure upgrades and long-term development planning.
Who’s Behind It?
The development will be spearheaded by New Home Co., a builder known for catering to second-time buyers—those moving up from their starter home into something a little larger, a little nicer. Bill Peckman, President of New Home Co.’s Austin division, shared that the homes will be built on a mix of 50-, 60-, and 70-foot lots.
While final designs haven’t been released, starting prices are estimated to land in the high $400s to low $500s. Homes will be built out over a 10-year development timeline, with a focus on livability, community amenities, and accessible price points.
Infrastructure on a Massive Scale
A development of this size requires serious investment—and the numbers tell the story:
- $77.1 million total infrastructure investment
- $57.7 million allocated to water, sewer, and storm systems
- $18.4 million for road projects
- $991,875 for parks and recreation

Why It Matters for Buyers and Sellers
Round Rock has been a hot market for years—but with inventory stretched thin, this new neighborhood brings welcome breathing room. It could create more options for buyers, while still protecting long-term property values for nearby homeowners.
Residents of the new MUD will also be full Round Rock citizens, meaning they’ll have access to city services while still benefiting from the tailored development oversight that a MUD structure provides.
A City That’s Still Growing—Smartly
This is Round Rock’s third in-city MUD, joining Salerno and Homestead at Old Settlers Park. And it’s a clear signal: the city is planning ahead.
With major employers nearby, top-rated schools, and proximity to both I-35 and SH-130, Round Rock remains one of Central Texas’s most compelling places to live—especially for those looking for space, stability, and strong long-term value.
