There’s no doubt that the Austin Texas real estate market has changed in the last 12 months and it’s gone from being a long-time sellers-market to a buyers market.

In 2017 it seemed like just about everyone was buying or selling a home in Austin Texas and for good reason because huge demand and low mortgage interest rates made the prospect of buying or selling a home in the area irresistible.

Big Profits For Sellers In 2017

Last year, Austin metro area homes sold for a median of $57,697 more than the purchase price, a gain of 27.1 percent — the second highest return in Texas.

Zillow says the current 20 percent down payment on a median-priced Austin home is $58,620, meaning sellers' profits were just shy of covering their next down payment in the Capital City. The typical local seller owned the home for only 5.6 years prior to selling, far less than the 8.4 years nationwide.

AUSTIN, TX. – There’s no doubt that the 2018 Real Estate market continues to be one the toughest ever, especially in Austin where inventory remains low and competition among buyers remains high.

Thankfully, even though it may be difficult to buy a home in Austin for some buyers in 2018 it’s not impossible especially if you follow these tips.

Hunt hard

It's not a market for the faint of heart.

The median home price right now is up 7.6 percent from last year and up 15 percent compared to the year before that, according to Zillow. And compared to three years ago? Up nearly 22 percent.

These price hikes, more than higher rates, make the costs prohibitive for some buyers.

And inventory is tight because

AUSTIN, TX. – Right now, is an excellent time to buy a home because thanks to historically low mortgage interest rates, homes haven’t been this affordable since 1980.

That’s right, long term affordability has never been better because mortgage interest rates are about 4.5% now compared to 16% in 1980.

Sadly, home affordability could be threatened though if mortgage interest rates continue to rise so if you’re serious about buying a home in Austin Texas, or elsewhere in the United States, now is a great time to buy before rates increase.

Changes to The Mortgage Interest Deduction

Another change that could make buying a home this year more competitive is the recent changes to tax laws from the Republican tax bill

Strong Economy

Thanks to a strong economy and a positive economic outlook by many people in the Trump Administration it’s likely that we will continue to see rising mortgage interest rates in the years to come as everyone from the President on down to key economic advisors in his administration seem eager to embrace
